The sewer cleanout is one of those parts of a house that most people never think about until a plumber asks where it is. Knowing the answer, or knowing that you do not have one, can save you time and money on the day you need drain service.

What a cleanout is

A cleanout is a capped pipe fitting that connects directly to your main sewer line and gives a technician a straight shot into it. Instead of pulling a toilet or going through a roof vent to get a cable or a camera into the line, we simply unscrew the cap and feed equipment right in. It usually looks like a short pipe, three or four inches across, with a threaded or push fit cap. It might be brass, black plastic, or white PVC.

Why it matters

  • Faster service. Direct access means less setup and less labor on the bill.
  • Cleaner service. Clearing a line through an indoor fixture risks bringing sewage into the house. A cleanout keeps the work outside or in one spot in the basement.
  • Better diagnosis. A camera run from a cleanout can go both directions, toward the house and toward the street, which helps pinpoint where a problem sits.
  • A pressure relief point. If the line backs up, an exterior cleanout cap will often pop before sewage rises into the house, sending the overflow into the yard instead. It is not pleasant, but the yard is cheaper than a finished basement.

Where to look

Cleanouts are usually in one of these spots.

Just outside the house, near the foundation. Look along the wall closest to where your main plumbing stack is, often behind the house or on one side. Check flower beds and against the foundation, since caps often end up buried under a few inches of mulch or soil over the years.

In the basement or crawlspace. Follow the main drain line to where it exits through the floor or wall. Many homes have a cleanout fitting, a Y or T with a cap, right before the pipe leaves the building.

In the yard, along the line to the street. On longer laterals there may be one partway out, flush with the ground under a small round lid. A metal detector helps if a cap is buried.

At the property line. Some communities require a cleanout where the private lateral meets the public main.

In older Livingston County homes, especially those built before the 1970s, do not be surprised if there is no accessible cleanout at all. Many were built without one, or the only one is buried and long forgotten.

If you cannot find it, or do not have one

First, have a plumber look during their next visit. Experienced technicians know the regional patterns and can often spot a buried cap quickly, or locate the line with a camera and a locator and mark where a cleanout should go.

If there genuinely is not one, installing an exterior cleanout is a worthwhile upgrade, particularly if you have had any drain trouble. It involves digging down to the lateral at a convenient point and adding a Y fitting and a riser to the surface. A note on cleanout caps

If you find your cleanout, make sure the cap is hand tight and intact, not cracked or missing. A missing cap lets in debris, stormwater, and roots, and it defeats the pressure relief behavior that protects the house. A sewage backup is stressful, unpleasant, and on some level alarming. The good news is that the actions that matter most in the first hour are simple, and doing them in order will limit the damage and make both the cleanup and the insurance claim go more smoothly.

1. Stop adding water to the system

The moment you notice a backup, stop running water anywhere in the house. That means no flushing toilets, no sinks, no showers, and above all no running the dishwasher or washing machine. Every gallon that goes down a drain right now has nowhere to go but up through the lowest opening, which is usually the basement floor drain or a basement toilet or shower.

If other people are home, tell them right away. Most backups get worse because someone upstairs flushes a toilet without knowing what is happening in the basement.

2. Keep people and pets away from the water

Sewage water, what restoration companies call black water or Category 3 water, carries bacteria, viruses, and parasites. Treat it as a health hazard, not just a mess.

  • Keep children and pets out of the affected area entirely
  • If you have to go near it, wear rubber boots and waterproof gloves, and wash thoroughly afterward
  • Do not wade through standing water if it has reached any electrical outlets, cords, the furnace, or the water heater. If in doubt, shut off power to the basement at the breaker, but only if you can reach the panel without stepping in water

3. Protect what you can, quickly

If it is safe to do so, move undamaged items up and out of the water: boxes, furniture, anything stored on the floor. Lift the corners of area rugs. Get anything with sentimental or high dollar value clear first. Do not spend more than a few minutes on this, and do not put yourself in the water to save possessions.

4. Document everything before you clean up

This is the step people skip, and it costs them on the claim. Before you move or remove anything:

  • Take wide photos of each affected room and close ups of damaged items
  • Photograph the water line on the walls and on furniture
  • Write down roughly when it started and what was happening, such as heavy rain, a specific fixture, or nothing obvious
  • Keep a running list of damaged items as you go

5. Call your insurance company

Call before you hire anyone or throw anything away. Ask specifically:

  • Is this covered? Sewer and drain backup is usually a separate endorsement, not part of a standard policy, so confirm whether you have it
  • Do they require a specific restoration company, or can you choose your own
  • What is your deductible for this type of claim

6. Call for the plumbing side

Insurance handles the damage. You still need someone to find and clear the cause so it does not happen again the moment you use water. When you call, tell us:

7. Cleanup and drying

For a small, contained backup on a bare concrete floor, careful cleanup with disinfectant is possible on your own. For anything that has soaked carpet, drywall, or stored belongings, or anything larger than a small area, a professional restoration company is the right call. Porous materials that have touched sewage, such as carpet, padding, drywall, and particleboard furniture, generally cannot be salvaged and need to come out to prevent mold. The faster the space is dried, the less secondary damage you get.

Preventing the next one

Once the immediate problem is solved, ask about longer term protection based on what the camera found:

  • A backwater valve on your lateral if the cause was a surcharged municipal main
  • Root treatment or lining if the cause was root intrusion
  • Footing drain disconnection if stormwater was entering the sanitary sewer

Vitrified clay pipe, often just called clay tile, was the standard for residential sewer laterals from the late 1800s through the 1960s, and in a lot of Livingston County’s older neighborhoods it is still in the ground and still working. Clay is one of the more durable sewer materials, but it has one design feature that causes most of the trouble we see: joints, and a lot of them.

Why clay lasts, and why it still fails

The clay itself is close to chemically inert. It does not corrode like cast iron, it does not soften like Orangeburg, and it shrugs off the acids and gases that a sewer produces. A clay pipe wall can sit in the soil for a century without meaningful deterioration. That is the good news, and it is why plenty of 80 year old clay lines still pass a camera inspection.

The failures come from three places.

The joints. Clay pipe comes in short segments, historically two to three feet long, joined with a bell and spigot connection sealed with mortar or, later, a rubber gasket. That is a joint every few feet along the entire line. Mortar shrinks and cracks, the ground shifts with freeze and thaw, and each joint becomes a potential entry point.

Tree roots. This is the big one. Roots seeking moisture find the tiny gaps at clay joints and work their way in. Once inside, they fan out into a mass that catches everything moving down the pipe. Clay lines under or near mature trees almost always have some root activity, and it comes back after cleaning because the entry point is still there. Cracking and shifting. Clay is hard but brittle. Heavy equipment overhead, settling soil, or an impact during other digging can crack a section or knock a joint out of alignment, which is called an offset. A bad offset catches solids and can eventually lead to a collapse.

What clay problems look like from inside the house

  • Slow drains or backups that clear with snaking, then return every 6 to 18 months
  • Gurgling from floor drains or toilets when a washing machine or tub empties
  • Backups that are worse in spring, when roots are actively growing and the soil is wet
  • A sewer smell in the yard along the line’s path

Repair options for a clay line

Because clay usually keeps its shape and structural strength, it is often a good candidate for the less invasive fixes.

Cleaning and root cutting. A cable machine or hydro jetting clears roots and debris. This restores flow but does not stop roots from coming back, so it is maintenance rather than a cure. Some homeowners on a known root line simply schedule a cleaning every year or two and leave it at that.

Root treatment. A foaming herbicide applied after cleaning kills roots at the pipe wall and slows regrowth for a year or more. It does not harm the tree.

Spot repair. A single cracked or offset joint can sometimes be dug up and replaced, or sealed with a short internal liner without touching the rest of the line.

Full lining, or CIPP. If the line has multiple bad joints or widespread root intrusion but still holds its alignment, a cured in place liner turns the whole run into one smooth, jointless pipe. No joints means no root entry points, and it is done with minimal digging. This is often the best long term answer for an otherwise sound clay line.

Full replacement. Reserved for clay that has collapsed, lost its grade, or has so many offsets that a liner cannot navigate it.

When a sewer line fails, you will usually be offered one of two broad approaches: dig it up and replace it, or repair it from the inside with minimal digging. Both have their place. The right choice depends on what the camera finds, where the line runs, and what is sitting on top of it.

The traditional method: open trench replacement

This is exactly what it sounds like. A crew excavates down to the sewer line along its full length, removes the old pipe, lays new PVC on a proper bed of stone, and backfills. For a line running under an open lawn at normal depth, it is straightforward work and often the most cost effective option.

Where it makes sense:

  • The line is collapsed, badly offset, or has lost its shape completely, so there is nothing for a liner to bond to
  • The pipe needs to be re graded because a sagging section, called a belly, is holding water
  • The run is shallow and crosses open ground with no driveway, trees, or structures over it
  • The connection at the city main has failed and has to be re made

The trade offs: your yard is opened up. Expect a trench two to four feet wide along the pipe, a spoil pile, and restoration work afterward, which means reseeding or sod and replacing any concrete or asphalt that was cut. In Michigan, frost depth means laterals are often four to six feet down, which makes the excavation bigger than people expect.

The trenchless methods

Trenchless repair covers two main techniques, both of which need only small access points rather than a continuous trench.

Cured in place pipe, or CIPP lining. A resin saturated liner is pulled or inverted into the existing pipe and inflated, then cured hard. It creates a new jointless pipe inside the old one. This works when the host pipe still holds its shape, such as cracked clay, corroded cast iron, or pipe with root intrusion at the joints.

Pipe bursting. A cone shaped bursting head is pulled through the old line, fracturing it outward while pulling in a new seamless HDPE pipe behind it. This works even when the old pipe is broken or, as with Orangeburg, too weak to line.

Where trenchless makes sense:

  • The line runs under a driveway, sidewalk, mature landscaping, a deck, or a finished area
  • The pipe is damaged but has not lost its alignment
  • You want the shortest possible restoration afterward
  • There is access at both ends for the equipment

The trade offs: trenchless is not always cheaper per foot, and the setup cost for the equipment means very short repairs sometimes cost about the same as digging. Lining also slightly reduces the interior diameter of the pipe, which is rarely a problem for a residential lateral but is worth knowing. And a liner cannot fix a bad slope. If the pipe is sagging, it will still sag after lining.

If your house was built between the mid 1940s and the early 1970s and still has its original sewer line, there is a real chance that line is Orangeburg pipe. It is one of the few pipe materials with a genuine expiration date, and in this part of Michigan we are well past it.

What Orangeburg pipe actually is

Orangeburg is not metal, clay, or plastic. It is made from wood pulp and ground cellulose bound together with a water resistant tar called coal tar pitch. The material was cheap, lightweight, and easy to cut on site, which made it popular during the building booms of the postwar years when metal was expensive and hard to get. It takes its name from Orangeburg, New York, where much of it was manufactured.

The problem is that it is essentially rolled paper. Under constant soil pressure and decades of moisture, it loses its shape. A round pipe slowly turns oval, then flattens, then delaminates as the layers separate. Most manufacturers and inspectors put its realistic service life at 30 to 50 years, and plenty of lines fail sooner than that. Every Orangeburg line still in the ground in Livingston County is living on borrowed time.

How to tell if you have it

You cannot always tell from inside the basement, because the visible stub where the line leaves the house is often cast iron even when the buried section is Orangeburg. A few things point toward it:

  • Age of the home. Houses built roughly 1945 to 1972 are the prime candidates. After the early 1970s, PVC took over.
  • Repeated blockages in the same spot. As the pipe deforms it develops low points and bulges that catch solids and paper. If you are snaking the same section every year, that is a sign.
  • Root intrusion at the joints. Orangeburg joints are simple tapered couplings, and as they loosen, roots find them easily.
  • A soft feel when a plumber runs a cable. Experienced technicians can often feel the difference between a hard clay or iron wall and a soft Orangeburg one.

The only way to know for certain is a camera inspection. On the footage, Orangeburg has a distinctive dark, fibrous wall, and by the time most homeowners are looking, you can usually see the oval shape and the blisters where the layers have started to separate.

Why it cannot really be repaired

With clay or cast iron, a single cracked section can sometimes be spot repaired or relined. Orangeburg is different. The material has no structural strength left to bond to, so a liner has no stable host pipe to cure against, and a spot repair just moves the failure a few feet down the line. Once an Orangeburg line is deforming, the accepted fix is full replacement of the buried run.

The one exception is pipe bursting, a trenchless method where a new HDPE pipe is pulled through the old line while a bursting head breaks the Orangeburg outward into the soil. Because Orangeburg is soft, it bursts easily, which actually makes it a good candidate for this method when the yard layout allows it.

What to do if you have it

If a camera has confirmed Orangeburg and the line is still flowing, you have some time to plan rather than react, but not unlimited time. Get a locate and a couple of written estimates, find out whether your community cost shares any part of the lateral, and check whether your homeowners policy offers a service line endorsement you can add before a failure rather than after. When you are ready, trenchless sewer replacement is usually the least disruptive route, and a full sewer line replacement is the fallback when the line cannot be burst.

Tree roots are the number one cause of sewer line failure in older Livingston County neighborhoods. A sewer pipe is warm, full of nutrients, and slightly humid at every joint, which is exactly what a root is looking for. Once a hair-thin root finds a crack or a loose joint, it grows into a dense mat that snags everything flushed down the line.

Signs roots are in your line

  • Gurgling toilets or drains that burp air when another fixture is used.
  • Slow drains throughout the house that get worse over weeks or months, not suddenly.
  • Recurring main-line backups, often every 6 to 18 months, that clear for a while after a plumber snakes the line.
  • The snake “grabs” at the same distance from the house each time.
  • An especially green, fast-growing patch of lawn over the sewer line.

Why snaking alone does not fix it

A standard drain snake or root-cutting blade punches a hole through the root mass so water flows again, but it leaves the root structure in the pipe wall. Within a year the roots regrow, usually thicker, and often you have also given them a fresh feeding. Snaking is a temporary fix, not a solution.

What actually clears roots

Hydro jetting uses 3,000 to 4,000 psi of water through a rotating nozzle to scour roots back to the pipe wall and flush the debris out. It removes far more of the root mass than a blade and also strips the grease and scale roots cling to. On a sound clay or cast-iron line, a jetting every 18 to 24 months keeps a root-prone line clear.

Some contractors follow jetting with a foaming root treatment (usually a copper-sulfate or dichlobenil foam) that kills the root tips inside the pipe without harming the tree. It buys longer intervals between cleanings.

When roots mean the pipe itself has to go

Roots only get in where the pipe is already damaged. A camera inspection after jetting shows whether you are dealing with one bad joint or a line that is cracked along its length. If the pipe is failing, the permanent fixes are:

  • Trenchless pipe lining — a resin sleeve cured inside the old pipe, sealing every joint and crack. Roots have nothing to grab. Typically $4,000 to $12,000 for a residential run.
  • Pipe bursting — pulls a new seamless HDPE pipe through the path of the old one. Best when the old pipe is collapsed or badly undersized.
  • Excavated replacement — traditional dig, used for shallow lines or where trenchless access is not possible.

Keeping roots out for good

If you are replacing or lining the pipe, that alone solves it. If you are managing an older line you are not ready to replace, the realistic plan is a scheduled jetting every 1 to 2 years, an annual foaming treatment, and not planting new trees within 10 feet of the sewer path. Willows, silver maples, and poplars are the worst offenders and should be kept much farther away.

A sewer scope is a short camera inspection of the main sewer line that runs from a house to the city connection or septic tank. For about $250 to $500 it can reveal a problem that costs $5,000 to $15,000 to fix, which is why more Livingston County buyers are adding one to their inspection. Here is when it is worth doing and what the camera actually tells you.

Why the standard home inspection does not cover this

A general home inspector runs water and checks that drains flow, but they do not put a camera down the main line. The sewer lateral is buried three to six feet underground and is almost always the single most expensive plumbing component of a house. A line that drains fine on inspection day can still be cracked, root-filled, bellied, or partially collapsed. You only find out after you own it.

Homes where a scope pays for itself

  • Built before 1985. Clay tile and cast iron were standard, and both are near or past their service life. Orangeburg (tar-paper pipe) shows up in some 1950s and 1960s subdivisions and can fail completely.
  • Large trees between the house and the street. Maple, willow, and silver poplar roots find every joint and crack.
  • Additions or a finished basement. Reworked plumbing and added load can expose an undersized or poorly graded line.
  • Any history of backups mentioned in the disclosure, or a recent “we just had it cleaned” comment.

A basement drain that only backs up when it rains is one of the most common calls we get in Livingston County, and it is also one of the most misunderstood. The timing points to a specific set of causes, and knowing which one you are dealing with is the difference between a $300 cleaning and a conversation about replacing your sewer line.

What “only when it rains” tells us

Your household drains produce a fairly steady, predictable volume of water. Rain does not change how much water your sinks and toilets send down the line, so if backups appear only during storms, extra water is getting into your sewer system from somewhere it should not be, or the line has lost enough capacity that it can only just keep up on a dry day.

Cause 1: Groundwater infiltrating a cracked line

When the soil around your home saturates during a storm, groundwater pressure rises. If your sewer lateral has cracks, bad joints, or root-opened gaps, that groundwater pushes in, a process called infiltration. The pipe fills with clear water it was never meant to carry, and the first low point inside the house, usually the basement floor drain, is where it comes back up. Homes with clay tile or Orangeburg pipe are especially prone to this because both develop leaks as they age.

Cause 2: Footing drains or a sump tied into the sanitary sewer

In some older Michigan homes, the foundation footing drains, or even a sump pump, were connected directly to the sanitary sewer. That was normal decades ago and is now prohibited in most communities. During heavy rain those drains dump a large volume of stormwater into a pipe sized only for household waste, and it backs up. The fix here is not the sewer line at all; it is disconnecting the footing drains and routing them to a sump with an exterior discharge.

Cause 3: The municipal main is surcharged

If the city or township sewer main fills faster than it can drain during a storm, the backup can push toward your house rather than away from it. This is more common in low-lying areas and older sewer districts. A backwater valve, a one-way check valve installed on your lateral, is the standard protection, and some communities cost-share it.

Cause 4: A partial blockage that only matters under load

Roots, grease, or a sag in the pipe can restrict flow enough that the line handles a normal day but not a normal day plus infiltration. Clear the restriction and the rain backups often stop, at least until the roots grow back.

How a technician tells these apart

The only reliable way is a sewer camera inspection, ideally run during or right after wet weather. On the footage we are looking for standing clear water seeping in at joints (infiltration), a visible connection carrying storm flow (footing drains), roots, offsets, or a bellied section holding water. We also check whether your floor drain and sump are separate systems. A camera inspection in this area typically runs $250 to $500 and is usually credited toward any repair.

What the fixes cost, roughly
